THE COST OF FURNITURE

When I first speak to a prospective client one of the common things they ask me is “How much will the furniture cost”. That’s a little bit like asking how long is a piece of string so my normal response is “what is your budget”? Most of the time it seems that there is a reluctance to put a total figure on it and this makes it difficult to easily move forward. Not sure what the psychology of this is but I have decided to make it easier for everyone and give a room by room estimate based on 3 potential budget scenarios – low end, mid range and high end.

Low End is budget friendly but the quality and longevity may be dubious. Good for first home buyers or setting up an Airbnb.

Mid Range is for those who want reasonable quality and longevity but don't necessarily need purchases for a forever home.

High End is for those that want luxury and longevity and some unique pieces that will stand the test of time.

3 Potential Scenarios

LIVING ROOM:

This includes one large fabric sofa, coffee table, rug, entertainment unit, 2 x occasional chairs and a floor lamp.

Low end: $2,500

Mid range: $15,000

High end: $45,000 +

DINING ROOM:

This includes a 6 seater dining table, 6 chairs, buffet and 4 kitchen counter stools

Low end: $2,000

Mid range: $10,000

High end: $55,000 +

BEDROOM

This includes a queen size ensemble, fabric bedhead, 2 bedside tables, rug, bedside lamps,

Low end: $2,000

Mid range: $10,000

High end: $25,000 +

HALLWAY OR ENTRY:

This includes a console table and mirror

Low end: $400.00

Mid range: $1,500

High end: $7,000 +

NB: Accessories like artwork, ornaments, sculpture, linen and plants are not included in these estimates as it is impossible to project without an in depth consultation.

Don't be afraid to mix and match

It is important to keep in mind that the cost of an item is likely to reflect the quality of the item. Therefore you may want to mix and match a bit eg furniture for the kids rooms might only need to be at the lower end of the market but your bedroom might be mid range and the living room could be high end.

The most important thing is that you're comfortable with the amount that you're spending and no matter what the budget you can still have a beautiful, stylish home.
